Buying a beach front proeprty or a vacation villa oculd be easy for rich and wealthy but not for common midlde class people. An analysis should conisder factors like cmoparable rent of alterantive accommodation, appreciation of the timeshare property adn your finance rate. Consider the worth of your investment as profitability. If the sum of all these is a negative number tehn, assume that you are losing money in your inevstment. Nwo if you include the annual maintenance cost, membership and all other miscellaenous expenses, if it comes around $500. So the acutal saving in rent will be $500 now and the rental rate will be the ratio of $500 to $10,000 which gives you 5%. Now if you assume the annual appreciatoin of that property is 10% and teh rate of your finances is 16%. If you add rental rate and apprecitaion and sbutract the finance rate you will end up with a negatiev percentage which means you rae losing 1% every year comparde to rent. Another good idea is to add up the cost of your timeshare for the entier year i.e. For the above investment it could be around 520,000. So carfeully weihg in all the factors discussed above before buying a timeshare property.
